I don't trust those big developer's name. there are lots of developer's reputation under attack in the past 20 years. if you do a careful online research, you will see lots of them being sued in the past. many developers were also named by owner for small deficiency problems even though those problems were not big enough for lawsuit. that's why it is very risky to purchase presale properties. you never know what you will end up buying. because of that, presale is always cheaper than the ones ready for occupancy, and phase one is always cheaper than phase two.
when you check out show room, don't get fooled by the furniture and decoration. developer paid architect firm big money for designer brand stuffs. you should forcus on the price, location and functions.
developers usually hire realtor to sell properties. those in-house realtors get paid by salary but still on commissions. when you walk into an open house, they first ask you whether you have a realtor before getting into any kind of detailed discussion. they won't cheat you if you don't have a realtor. the reason they asked that question, because they don't want you to be scare away by the price. if you don't have a realtor, they are ready to give you a kick back. otherwise, they will have to pay your realtor money anyway. everytime they sold a property, part of the money you paid will automatically become commissions unless neither purchaser nor seller has a realtor. if you don't have a realtor, and the seller has a realtor, seller's realtor will get the full commission. if both sides have realtors. your realtor will automatically get his cut. if you don't have a realtor and seller has a realtor, seller will get the full commission. as seller's realtor, they are willing to kick back some cash to you if you don't have a realtor. that amount is negotiatable by the seller's realtor because it is out of his own pocket. if you decide to hire a realtor at the last minute, developer's realtor has to pay him supposedly $5k. if you decide not to hire a realtor, the developer's realtor willing to kick back at least 50% of that $5k to you to convince you to buy the place. for the developer's realtor, they are not worse off simply because of that kick back, they just don't want to lose your business.
if there is a bidding war, you will need a realtor. if you want to buy directly from developer, there is no need to hire a realtor. having say that, you will definitely need a lawyer to check out the wording on any offer or purchase agreement.
developer want to presale their properties as much as possible. by doing that, they are basically using purchaser's money to build the properties. they are subject to less risk. one of the biggest risk for developers is not being able to sell all units for a long time. at the mean time, they are tied up by the unpaid bank loan and operating cost of maintaining a sales team. again, be careful with those presale. presale is cheap. you can even customize the construction to your need by adding or deleting stuffs. but you never know what you getting in the end.
